Madison Group Announces Plans for Master-Planned Community on Eglinton Ave. East By World-Renowned Rafael Viñoly Architects

This project will be Rafael Viñoly Architects’ first Canadian project and the last project designed by the late Rafael Viñoly. The new community will shape the future of Midtown Toronto with four proposed towers, extensive landscaped open space, including an amphitheater and adventure playground, and new retail opportunities with cafe and patio space.

TORONTO, April 23, 2024 – Madison Group is thrilled to unveil plans for its latest ambitious project with award-winning global architect firm Rafael Viñoly Architects known for their work in Tokyo, London, Singapore, Abu Dhabi, and New York, and their iconic 432 Park Avenue project, alongside Turner Fleischer Architects Inc. and MPFP Landscape Architecture. The master-planned community in Toronto’s Midtown will be a total of four towers and will include multiple publicly-accessible open areas designed for future residents and the community as a whole. The master plan is spread over two individual properties, with two towers at 90-110 Eglinton Ave. East and two towers at 150-164 Eglinton Ave. East. Offering a dynamic fusion of residential, office, retail, and public spaces, this transformative venture is poised to redefine Toronto’s rapidly growing Midtown.

PulteGroup Buys 83 Homesites at Palm Beach Gardens’ Avenir

PulteGroup scooped up 83 homesites at the Avenir master-planned community in Palm Beach Gardens. The Atlanta-based homebuilder, through its DiVosta Homes brand, paid $8.3 million for the lots along Northbrook Circle and Hubbard Court, according to records. The homesites are next to Pulte’s Avondale at Avenir community, a 390-unit single-family home development.

The seller is Coral Gables-based Landstar Development Group, the master developer of Avenir. The firm is led by principals Rudy Stern, David Serviansky, Roberto Horwitz, Eduardo Stern, Bernard Eckstein, and Rosa Eckstein Schechter.

The 4,800-acre Avenir is approved for the development of a total of 3,900 residential units, mostly single-family homes; a 300-key hotel; 200,000 square feet for medical offices; 400,000 square feet of retail space; and a 2,400-acre nature preserve. It also has a Jack Nicklaus-designed residential golf community, called Panther National.

Avenir is on the northwest corner of Northlake and Coconut boulevards.

Pulte, led by CEO Ryan Marshall, has placed a hefty bet on Avenir, scooping up and developing several portions of the complex. In 2022, it bought 80 homesites for $8 million. Pulte also assembled the Avondale at Avenir development site in several deals, including paying $13.7 million for 98 Avondale lots in 2021.

Avenir has caught the eyes of multiple homebuilders. Delray Beach-based Kolter Group, through its Kolter Homes division, bought 481 homesites on the northwest corner of Avenir for $73.6 million in January. That came on the heels of Kolter’s $18.1 million purchase of 144 single-family home lots last year.

Also, West Palm Beach-based Kenco Communities dropped $17.9 million in December for 104 home lots at Avenir.

New Residential Developments Rising in Houston

As Houston’s housing market is beginning to show signs of improvement, many new residential developments are starting to take shape across the region. According to the Greater Houston Partnership’s Monthly Home Sales Update, inventory is approaching pre-pandemic levels with 39,757 homes listed last month, nearly double last year’s 20,620. Here is a roundup of developments rising in the region:

West Houston

  • Chaucer: A 12-story midrise condominium tower is planned in Rice Village, with construction slated to begin this September. The 30-home community will feature seven standard floor plans and five penthouse plans.
  • Grange: Grange, a 1,150-acre community, recently broke ground in Katy. Located off Morton Road and FM 2855, Grange will offer 2,400 homes and feature waterways and green spaces. The first phase of development is expected to be completed by 2025.
  • The Madison: The Madison, a seven-story, 35-unit condominium, is set to break ground this year in Montrose. Expected to be completed in 2026, the development will feature a two-story parking garage, a fitness center, and a game room area.

North Houston

  • Colton: Colton, a 5,700-acre community located in Montgomery County, is expected to bring nearly 11,000 homes to the area. According to the Houston Business Journal, 600 lots are slated to be delivered by this October, while home sales are expected to begin in 2025.
  • Oakberry Trails: Construction recently began on a 212-acre, 800-home master-planned community in Waller County dubbed Oakberry Trails. The community will include outdoor amenities such as a fishing pond, event pavilion, and a gaming center. Homes will be available for sale this summer.
  • The Everstead: The Everstead, a 23.5-acre development, recently broke ground in Conroe. The community will offer 190 units, consisting of a mix of two- and three-bedroom ranch-style homes and townhomes. Expected to be completed in 2025, The Everstead will feature a 2,817-square-foot clubhouse, resort-style pool, dog park, playground, and pickleball and bocce courts.
  • The Sylvan: A 22-acre, 300-unit community, The Sylvan, recently broke ground in The Woodlands. The single-family community will feature modern amenities such as seating areas, fire pits and dining spaces, a pool, yoga studio, spa, and sauna. A portion of the units will be completed in 2025.

South Houston

  • Indigo: Indigo, a 235-acre master-planned community located in Fort Bend County, is projected to start home construction this month, with home sales expected to start in May. At full buildout, the community will bring 650 homes and 150 apartments to the area by 2026. Indigo will feature a 12-acre town center with a cafe and grocery store, a 42-acre community farm, lake, and walking trails.
  • Legacy: A 705-acre master-planned community, Legacy, recently broke ground in League City. At full buildout, Legacy will offer 1,600 homesites, with the first set of homes scheduled to be delivered in 2025. The community will feature parks, play areas, a recreation center, lakes, and walking trails.
  • Roseate Beach: Construction is expected to begin soon on Roseate Beach, a 160-home beachfront community, located on Galveston’s West Beach. The 70-acre upscale development will offer premium amenities such as a resort-style pool and various pickleball courts. Slated for completion in 2025, homebuyers can now reserve future lots.
  • Tiara on the Beach: Tiara on the Beach, a luxury 10-story condominium, will start construction this summer on Galveston Island. The 63-unit tower will offer waterfront views alongside community amenities, including a pool, outdoor grilling area, yoga studio, pickleball courts, golf simulator, and a cigar and wine tasting lounge.

EverRange development starting on Davis land in Southeast Jacksonville | Jax Daily Record

Property owner EVRDEV LLC is preparing to develop land to accommodate 175 single-family lots in EverRange, a 1,226-acre site planned for 1,500 homes in Southeast Jacksonville. The city is currently reviewing civil engineering plans filed by Jacksonville-based England-Thims & Miller Inc., the civil engineer for the project. The property, owned by the Davis family and developed by The PARC Group, sits within a larger area that was rezoned for residential and commercial uses. EverRange is described as a new planned community with a charming rustic modern ambiance, set to open in 2025. More information about the project will be available in 2025.
